London’s 65 Gresham Street Reuse-First Retrofit Cuts Whole-Life Carbon by Two-Thirds

Welcome to Net Zero News, your daily briefing on the UK’s transition to a low‑carbon future.

In a significant leap for sustainable urban renewal, Mace has been appointed to deliver one of London’s largest building reuse projects at 65 Gresham Street in the City of London. The scheme adopts a ‘reuse‑first’ strategy, preserving more than 70% of the existing structure. This approach, combined with rigorous material recycling, is set to reduce whole‑life carbon by 66%. Over 95% of materials will be recycled or reused on site, underscoring the project’s commitment to circular economy principles. The scheme is recognised as a bold demonstration of how major repurposing projects can dramatically cut carbon emissions while delivering high‑quality commercial and retail space.

What This Means:
By prioritising reuse over demolition, this project exemplifies how the built environment sector can slash embodied and whole‑life carbon. Retaining the majority of the existing structure avoids emissions associated with new materials and construction. Achieving a two‑thirds reduction in whole‑life carbon sets a new benchmark for large‑scale retrofit and adaptive reuse projects in the UK, pointing the way toward more circular and sustainable construction. The success at 65 Gresham Street could inspire similar projects, supporting wider decarbonisation goals across the built environment.
