Exciting developments are on the horizon as independent Distribution Network Operator (IDNO) Eclipse Power Networks has been entrusted by Connection Provider (ICP) Total Utility Connections to manage the energy network for a transformative brownfield mixed-use redevelopment project. This initiative promises not only to rejuvenate the area around Smiths Farm, Kensington Road, Northolt, but also to align with our shared vision for a sustainable future.
Eclipse Power will be adopting a significant 1.5 MVA high voltage load to the grid, taking ownership of the electrical assets and ensuring the maintenance of the energy network throughout the site. This move marks a pivotal step towards enhancing energy efficiency and sustainability in the region.
Recently, Ealing Council Planning granted the green light for the construction of seven residential buildings, which will provide a total of 220 residential units. Additionally, the project includes the conversion of existing farmhouse and barns into a vibrant café and commercial unit. This blend of living and working spaces aims to create a thriving community hub while respecting the historical significance of the site.
As a brownfield site, the Smiths Farm development must navigate the complexities of existing structures, including a listed farmhouse and associated barns. These heritage assets will be thoughtfully repurposed into a café and commercial units, ensuring that their historical integrity is maintained. Furthermore, the site will feature public electric vehicle charging points, reinforcing the commitment to sustainable transport options.
The planned residential buildings are set to incorporate cutting-edge technology, including air source heat pumps and photovoltaic panels. These features will harness renewable energy, significantly reducing the carbon footprint of the development and providing clean energy for residents and businesses alike.
It’s worth noting that the path to securing planning permission was not without its challenges. The redevelopment plans underwent several amendments before receiving approval from Ealing Council. The final proposal not only enhances the visual appeal of the brownfield site, which has historically served as commercial space for lorry parks, workshops, plant yards, and storage, but also increases local amenities and biodiversity by over the required 10 per cent, in line with environmental policy.

We put the adoption and maintenance of the network out to tender and received a lot of interest. We know that Eclipse has a great reputation for adopting assets over the long term, and they will help increase the amenity value of the development.”
