New plans revealed for Ballater development by Scotia Homes

Scotia Homes Unveils Revised Plans for Ballater Development
Invercauld Estate and Scotia Homes have gone back to the drawing board for their proposed development in Ballater. The duo had initially applied to construct 107 new homes earlier this year. The site, located on the eastern edge of the village near the Deeside Way and Monaltrie Park, has long been earmarked for development in the Cairngorm National Park Local Development Plan.
Since the original consultations with the local community, a significant amount of supporting information has been provided, leading to a delay in the process. To address various concerns raised by council services and local stakeholders, a revised planning submission is set to be made in early 2025.
The new proposals will uphold the high number of affordable homes, with a focus on local residents through a local letting initiative. If approved, these plans will greatly increase the housing stock available for sale in the village. The meticulously planned landscaped open spaces and pedestrian pathways to the Deeside Way and village centre will also be retained.
Roger Laird, planning and strategic land manager at Scotia Homes, commented, “After receiving feedback on our initial planning application, concerns were raised regarding the development’s impact on the Highland Games Ground at Monaltrie Park and the preservation of Monaltrie House’s setting. In response, we are pleased to engage further with the local community and key stakeholders to shape a new proposal.”
“In the coming months, we will host at least two additional consultation events, and we are eager to incorporate as many comments as possible into the revised plans to ensure the best outcome for all involved.”
