Midlothian Council, Cruden mark completion of energy-efficient Passivhaus.

Midlothian Council and Cruden have marked a significant milestone by celebrating the completion of an energy-efficient Passivhaus development on Scottish Housing Day. The occasion symbolises the official unveiling of 20 new council flats at St Cuthbert’s on Bonnyrigg High Street, constructed to meet the rigorous Passivhaus energy-efficient standard.
These newly built flats consist of assisted living apartments and homes designated for residents aged 55 and above. The design of these modern dwellings was entrusted to the acclaimed architecture firm AHR. This initiative forms part of the most ambitious Passivhaus programme in Scotland, whereby Midlothian Council has delivered a total of 182 new homes adhering to stringent building standards, resulting in potential energy savings of up to 90%.
Councillor Stuart McKenzie, Cabinet Member for Housing, expressed his delight, stating, “It’s truly remarkable to witness a once barren construction site transform into a contemporary, appealing development that our tenants proudly call home.
“Listening to the direct feedback from local residents about their newfound warm, comfortable, and energy-efficient accommodations, as well as witnessing our progress towards achieving our net zero target by 2030, is undeniably motivating.
These Passivhaus-certified homes boast bright, spacious interiors meticulously designed to minimise energy consumption. Mechanical Ventilation with Heat Recovery (MVHR) systems ensure consistent fresh air circulation while retaining the heat already generated within the apartments. The exterior architecture is thoughtfully curated to harmonise with the surrounding landscape, seamlessly integrating the development into the fabric of Bonnyrigg High Street.
Fraser Lynes, the managing director at Cruden, expressed the company’s pleasure in collaborating with Midlothian Council on this groundbreaking project.
