Startling revelations have emerged from Edinburgh, where more than 700 new build homes have been found to have serious defects. As a result, hundreds of residents have been evacuated from their homes to address the issues promptly.

The responsibility for these failings has been shouldered by Robertson Partnership Homes, who are currently undertaking repair work at 12 affected sites across the city, primarily concentrated in the north and west regions. Reports indicate that a crucial fire safety measure was incorrectly installed in some of the developments, raising serious concerns about the safety and security of the residents.

The initial problems came to light last year, affecting both council-owned and privately-owned properties constructed by the same housebuilder. Subsequent investigations have uncovered defects in a total of 728 homes, highlighting the extent of the construction errors that have permeated these new developments.

Shockingly, the council only became formally aware of these issues last week, despite the magnitude of the situation. Residents have been compelled to vacate their homes temporarily to facilitate the necessary remedial actions, with assurances from officials that Robertson Partnership Homes has been cooperative in addressing the urgent repairs.

Robertson, in a statement to Edinburgh Live, acknowledged the challenges and assured that they are working closely with the council and tenants to rectify the defects promptly. While a report presented to the council detailed “construction defects” within the Edinburgh Living portfolio, specific information about the nature of these defects was conspicuously absent.

Upon further inquiries, it was revealed that the defects predominantly pertain to issues with roof and ventilation systems leading to leaks, as well as inadequacies in fire-stopping installations. Given the critical role of fire-stopping mechanisms in preventing the spread of fires within buildings, their correct installation is paramount for ensuring the safety and compliance of residential structures.

Jane Meagher, the convener of the Edinburgh housing committee, expressed her disappointment at the discovery of defects in recently completed buildings. She commended the affected tenants for their patience and cooperation throughout the investigative process, emphasizing the council’s commitment to ensuring their safety and well-being.

Meagher stated, “Our topmost priority is the safety and welfare of our tenants, and we are working diligently with the contractor to rectify the identified defects swiftly. While the risks associated with these defects are deemed low, our focus remains on completing all necessary repairs expediently.”

A spokesperson for Robertson Partnership Homes echoed similar sentiments, reaffirming their dedication to collaborating with the City of Edinburgh Council and tenants in resolving the identified defects diligently.
