Exciting News for Canonmills Area of Edinburgh: Makers Yard Project Gets Go-Ahead!

Get ready for some exciting developments in the Canonmills area of Edinburgh as the revised plans for a purpose-built student accommodation project have been given the green light. Designed by shedkm, the Makers Yard project for Hub Residential is set to transform the landscape with modern and sustainable student living spaces.

The project will replace an existing light industrial building at 16 Dunedin Street with 65 new student homes, including five wheelchair-accessible rooms. The mix of clusters and studio rooms will offer a comfortable living space for students, with shared amenity spaces and cycle parking available.

What makes this development stand out is the focus on sustainability. The inclusion of a communal air source heat pump and a biodiverse roof terrace with stunning views of Edinburgh Castle and Arthur’s Seat will make this project truly unique.

The student accommodation will be situated above a ground-floor internal amenity space for recreation and study, providing a perfect balance between social and academic life. The plans also include a space for an external amenity terrace on the fifth floor, adding an extra touch of luxury to the living spaces.

Previous concerns about overdevelopment were addressed in the revised plans, which reduced the number of bed spaces from 73 to 65. Although the height of the six-storey block remained the same, the building was resized and changed to an L-shape to better fit the surroundings.

The plans aim to enhance the public realm streetscape and provide new open spaces for residents to socialise. The addition of a courtyard and rooftop terrace will give residents a private yet communal area to relax and enjoy the surroundings.

Last week, the City of Edinburgh Council gave the green light to the revised plans, stating that the proposal aligns with the development plan and will not result in overdevelopment. The project promises to blend seamlessly with the urban grain and character of the area while offering a sufficient amount of outdoor open space for future occupants.
