38 affordable homes planned for Ballater by Invercauld Estate and Scotia Homes

Exciting News: Invercauld Estate and Scotia Homes have teamed up to present plans for 107 new homes in Ballater, with 38 of them designated as affordable housing units. This development is set in a picturesque location on the eastern edge of the village, adjacent to the Deeside Way and Monaltrie Park, and has long been earmarked for residential use in the local development plan.

The homes will range from one to four bedrooms, each meticulously designed to blend seamlessly into the surrounding landscape. A standout feature of this project is the inclusion of 38 affordable homes, a crucial addition to address the urgent need for more affordable accommodation in the area. These affordable units will be allocated through a local letting initiative, prioritising local residents.

The proposed masterplan has been intricately crafted to preserve and enhance the unique setting of the Ballater Conservation Area and to harmonise with the neighbouring Cairngorms landscape. Open spaces will abound, complemented by extensive landscape planting, while pedestrian and cycle pathways will link the development to the Deeside Way and the village centre.

Roger Laird, planning and strategic land manager at Scotia Homes, expressed his enthusiasm for the project, stating: “After years of meticulous planning and community consultation, we are thrilled to unveil these proposals in collaboration with Invercauld Estate.
