Scotia Homes plans new Ballater homes

Scotia Homes, in collaboration with Invercauld Estate, is gearing up to introduce a brand new residential project in the quaint village of Ballater. The proposed development aims to bring a total of 107 modern homes to the eastern edge of the village, adjacent to the serene Deeside Way and Monaltrie Park. This residential venture has long been earmarked in the local development plan, marking a significant progression in the local housing landscape.

Featuring a diverse selection of one to four-bedroom properties, each meticulously crafted, the highlight of this development lies in its commitment to offering 38 affordable housing units. These affordable homes are a welcome addition to the village, catering to the pressing need for accommodation whilst prioritising local residents. The implementation of a local letting initiative further ensures that these units are allocated to individuals within the community.

The proposed masterplan has been intricately designed to seamlessly blend with the scenic surroundings on the outskirts of the Ballater Conservation Area. Careful consideration has been given to preserving the natural beauty of the adjacent Cairngorms landscape, while also enhancing the overall aesthetic appeal of the development.

An abundance of open spaces has been strategically incorporated into the layout, complemented by expansive landscape planning. The inclusion of various pedestrian and cycle routes not only seamlessly integrates the project with the Deeside Way but also fosters connectivity with the village centre, promoting a healthy and active lifestyle.

Roger Laird, the planning and strategic land manager at Scotia Homes, expressed his enthusiasm for the forthcoming project, stating: “After years of meticulous planning and consultation with the local community, we are thrilled to unveil these proposals in partnership with Invercauld Estate.
