New Highland Homes: Alliance Welcomes First Residents.

Highland Housing Alliance (HHA) has joyously welcomed the first residents to three brand new developments in partnership with Tulloch Homes.

HHA, known for developing mid-market rent (MMR) homes throughout the Highlands, has officially taken ownership of eight homes at The Maples in Inverness, another eight in Highland View, Kirkhill, and four more in Aviemore. These homes are all available for mid-market rent, which is typically priced below private rent rates and slightly higher than affordable housing.

Overall, this partnership aims to deliver a total of 75 new rental homes for Highland communities. This includes 45 homes in Aviemore with a mix of two-bedroom apartments and cottage flats, and 22 homes in Inverness with a combination of two and three-bedroom properties. Additionally, the charming village of Kirkhill on the outskirts of Inverness now boasts eight new MMR homes, comprising of two and three-bedroom properties.

With the completion of the first 20 homes, the construction of the remaining 55 homes will continue over the next 18 months. Residents can expect phased move-in dates until late 2025. The £15 million partnership between HHA and Tulloch Homes has received support from the Scottish Government, the Highland Council, and the City Region Deal.

In a separate agreement with Tulloch Homes, HHA has also taken possession of six new homes at the Pinefield housing development in Carrbridge. Aside from the MMR homes, the larger development will include social housing managed by The Highland Council and homes available for private sale.

Gillian Cain, along with her partner and two young children, has recently moved into an HHA home at the Pinefield development. After years of renting in the private sector, Gillian applied to rent with HHA and was thrilled to be allocated a brand new home in this highly sought-after development.

She shared, “Finding suitable and reasonably priced rental accommodation in Carrbridge has been a challenge for some time. Applying to rent with HHA was simple, and I couldn’t be happier with my new home. It’s spacious, modern, and most importantly, the wider development is family-friendly and secure.

“I work at a local primary school, and having homes available is vital to ensure the survival of services and local businesses. Despite Carrbridge being a small town, we attract many tourists throughout the year due to its picturesque setting. But we need residents to make it a sustainable tourist destination.”

Gail Matheson, CEO at HHA, commented, “There is still significant pressure on the rental market across the Highlands, with the Scottish Government declaring a national housing emergency highlighting the urgent need for more homes.

“For every home HHA has available, we receive between 80 and 100 applications. This is the highest demand we have ever faced.

“Our collaboration with Tulloch Homes has brought MMR homes to prominent developments, expanding tenure options for local residents. It’s heartening to hear positive feedback from our tenants about how much they are enjoying their new homes.

“The priority must be on delivering high-quality yet affordable new homes across the region, particularly as we anticipate more people seeking homes in the area, with the Inverness and Cromarty Firth Green Freeport set to generate over 10,000 new jobs.”
