New student housing to be built on prime Edinburgh site
Glencairn Properties has successfully obtained planning permission for a brand-new purpose-built student accommodation (PBSA) development in the heart of Edinburgh. The project involves the demolition of a shop and car showroom located at 185-187 Dundee Street and 4/5 Dundee Terrace to make way for a modern six-storey building that will house 206 beds, comprising 52 ensuites and 154 studios.
One of the distinctive features of this development is the inclusion of commercial space on the ground floor that will be allocated for community use. This space will be managed by a local charity and will serve as a parent and pregnancy centre/hub for families in the city. The addition of this community-focused area, along with the main entrance reception on Dundee Street, will contribute to the creation of an inviting and active frontage for the building.
Glencairn Properties has prioritised a design-centric approach to enhance the aesthetics of this prominent triangular site. The architectural design for the project was led by Flow Design Architects, with support from planning consultants at Scott Hobbs Planning. The project team also includes professionals from HarrisonStevens, Will Rudd, Gardiner & Theobald, and Rybka.
According to Flow Design Architects, the location of the development at the intersection of Merchiston, Dalry, Fountainbridge, and Slateford districts presents a unique opportunity to create a landmark structure that will complement the surrounding urban landscape. The distinctive shape of the site, known as a gushet, enables the introduction of a striking corner aesthetic that will serve as a visual marker at the junction of Dundee Street and Dundee Terrace.
The design of the building has been carefully crafted to reflect the history, movement, and geometry of the site. The architectural form aims to blend harmoniously with the traditional urban context to the south while also acknowledging the dynamic transport infrastructure that surrounds the area. The development will feature a variety of external spaces at different levels to enhance the living experience of residents, and a rooftop terrace will offer stunning panoramic views of the city skyline.
