Edinburgh’s First Net Zero Carbon Homes Launched by CCG

Glasgow-based developer CCG Homes has proudly introduced ‘West Shore’, a ground-breaking project hailed as Edinburgh’s premier private housing development striving to achieve ‘operational net zero carbon’. Situated along Granton Waterfront, this exceptional 56-home development features stylish one and two-bedroom apartments housed in a striking concave structure overlooking the Silverknowes Esplanade and Firth of Forth.

When we talk about ‘regulated operational energy’, we are referring to the energy consumed by the building and its controlled fixed services and systems, including heating, hot water, cooling, ventilation, and lighting. To ensure net zero emissions from these services, West Shore will be powered by an innovative, zero-direct emissions heating system that is both clean and non-polluting.

These modern homes will boast super-insulated building fabric and triple-glazed windows, working together to minimise heat loss, reduce energy consumption, and consequently lower energy bills for residents.

Calum Murray, the managing director of CCG Homes, highlighted the recent consultation by the Scottish Government on the proposed ‘Heat in Buildings Standard’. This standard aims for all homes in Scotland to achieve a minimum ‘good’ energy efficiency rating (EPC ‘C’ or above) through property enhancements and adoption of clean energy systems. Given that carbon emissions from homes contribute significantly to Scotland’s annual emissions, these measures are crucial for the country’s transition to a net-zero economy by 2045.

Murray pointed out that while such measures are a step in the right direction, there are uncertainties surrounding decarbonisation, such as the specific enhancements required and the associated costs for households.

At West Shore, purchasers need not worry about potential costs, as the properties are designed to meet future building standards, offering long-term savings and added value. With the City of Edinburgh Council committing £1.3 billion investment in Granton, the timing couldn’t be better for buyers interested in CCG Homes’ offerings.

The heating system implemented at West Shore is among the most advanced in the UK. Instead of individual gas boilers, the development relies on industrial-scale air-source heat pumps and water-to-water pumps centralized to serve all properties, resulting in lower fuel bills and enhanced building efficiency. Additionally, solar PV panels on the roof provide further energy savings for residents.

Aside from reducing carbon emissions, West Shore prioritizes sustainability in other aspects. The development integrates active travel options, such as bicycle stores and new cycling infrastructure, promoting a greener lifestyle. Emphasis has also been placed on biodiversity conservation and waste management with an underground refuse system in place.

CCG Homes has partnered with property firm Rettie to promote West Shore. Sarah Curtis, Rettie’s director of new homes, expressed excitement over the collaboration, emphasising the stylish and contemporary living experience the properties offer within a vibrant coastal community, all while being conveniently close to Waverley Station.

With spacious open-plan layouts, high-quality finishes, and a strong commitment to sustainability, the properties at West Shore cater to a diverse range of buyers, including first-time purchasers, investors, and downsizers.
