Builders sought to enhance Chapelton housing.

Current developments at Chapelton

The Duke of Fife has instructed Shepherd Chartered Surveyors to invite interest from housebuilders to significantly increase the number of homes at Chapelton, the new community five miles south of Aberdeen. Chapelton is being constructed on land partially owned by David, the Duke of Fife, who is also a director of the Elsick Development Company (EDC) overseeing the project.

Shepherd is now offering prime residential development sites for sale at Wester Cairnhill, Chapelton. Wester Cairnhill covers a 12.60-hectare area with 313 dwellings planned across two phases. The development also presents various commercial opportunities, including land for retail projects and a care home site.

Chris Grinyer, managing partner at Shepherd, explained, “In this latest stage of development, we aim to simplify the design and streetscapes to broaden its appeal to a wider market. This involves accommodating housebuilders’ own house types while ensuring continuity across the entire development.”

Following the design principles of nearby historic towns, Chapelton is a compact, mixed-use settlement with amenities like shops, parks, and schools within walking distance of all homes. The master plan for Chapelton establishes a network of mixed-use neighbourhoods, easily accessible on foot within minutes, fostering an environmentally sustainable, car-independent lifestyle and a strong sense of community.

The size of Chapelton allows for the development of amenities that would not be feasible in smaller housing estates or urban extensions. Adhering to the best traditions of Scottish town design, Chapelton offers a diverse range of properties suitable for all demographics.

Mr. Grinyer commented, “Drawing from local tradition and historic precedents, the architecture and urban design at Chapelton are inspired by patterns found in Aberdeenshire settlements. The transformation of 820 hectares of mainly agricultural land into a town centre and seven neighbourhoods will integrate roads and open spaces, connecting each area seamlessly.”

The Duke of Fife added, “The scale of development at Chapelton is significant, but the design remains human-centered, with neighbourhood centres a short walk from the edge. A mix of housing types ensures diversity, catering to various age groups and lifestyles.”

Mr Grinyer concluded, “We expect high interest from housebuilders to participate in this phase of development, where simplified design will enhance market appeal.” Chapelton, as a standalone settlement, offers a sustainable alternative to suburban growth, functioning as a self-sufficient new town.
